Direct air humidification for well-being in BHS Offices
BHS Bad Homburger Servicegesellschaft mbH (BHS) is a wholly owned subsidiary of the Deutsche Leasing Group. With approximately 250 employees, the company provides services for receivables and collateral management to Bad Homburger Inkasso GmbH (BHI). As part of the Sparkassen-Finanzgruppe (Savings Banks Finance Group), BHI is Germany's leading debt collection agency, handling a receivables volume of over €18 billion. Its nearly 1,000 clients include savings banks, state banks, insurance companies, building societies, and energy suppliers. To accommodate growing space requirements, BHS and BHI relocated their headquarters from Bad Homburg to Bad Vilbel at the end of 2014, moving into a 5,000 m² space in an existing building. Shortly after the move, it became apparent that the indoor climate of the new workspaces was increasingly leading to complaints from employees.

Expert report recommends humidification
“During the first winter, our employees complained primarily about excessively dry air, which caused skin, eye, and throat irritation. The complaints were so severe that management provided moisturizing creams, eye sprays, and throat sprays free of charge to the affected employees,” recalls Klaus Heubach, Head of Service Provider Management and Central Services at BHS. In consultation with the works council, it was decided to commission an expert report to analyse the climate situation and identify solutions. The commissioned climate expert confirmed humidity levels that were sometimes well below 30 percent relative humidity and strongly recommended retrofitting the building's ventilation system with humidification to protect employee health. The cost of the retrofit was estimated at around €500,000. The building owner rejected this investment, as BHS and BHI only use parts of the building. “We then independently searched for decentralised solutions and included mobile evaporative humidifiers and direct room air humidification with high-pressure nozzles in our list of possible options,” Klaus Heubach summarises the results of their research.

Humidification in building ventilation rejected
BHS was supported by the facility management service provider Wisag in evaluating alternative humidification solutions. The high cost of manual filling and regular cleaning was a major drawback of humidification using mobile units. Calculations showed that over 100 individual units would have been needed to achieve approximately the required amount of moisture across the entire area. Additionally, the hygienic operation of evaporators was critically assessed. Klaus Heubach's search for nozzle system suppliers led him to the manufacturer Condair Systems and the Draabe humidification system: "We were looking for a humidification system that could guarantee high hygiene standards and operational reliability. Since the Draabe system could demonstrate both the 'Optimised Humidification' certificate from the German Social Accident Insurance (DGUV) and the possibility of annual VDI certification, we were confident that we had found a suitable system." Finally, visits to a tourism company and a savings bank, both of which have been successfully using the Draabe humidification system for their employees for years, convinced us of its merits.”

Microfine mist in the room
Since summer 2017, 110 NanoFog direct room humidifiers have been in operation in Bad Vilbel, ensuring an optimal relative humidity of 40 percent year-round. “Thanks to the system’s flexible installation options, the humidifiers could be used exclusively in the rental spaces on the third and fourth floors occupied by BHI and BHS,” explains Matthias Tietgen, technical consultant at Condair Systems, highlighting an advantage compared to central humidification. The humidification system covers open-plan offices, corridors, and selected individual offices. The NanoFog system consists of small, individual units mounted on ceilings and walls that, when needed, evenly distribute a fine mist with an aerosol size of less than 15 micrometers (μm) – one μm being one thousandth of amillimetre – into the room air. Humidity is regulated by 27 digital control units that activate the humidifiers in defined zones when the setpoint values are undershot. The humidifiers are connected to two water treatment systems centrally located in functional rooms. Before the water is used for humidification, it undergoes multi-stage filtration, demineralisation, and disinfection. Automatic flushing and hygiene functions prevent, for example, stagnant water in the pipes from becoming contaminated when humidification is not in use.

No more complaints
The central components of the water treatment system are housed in portable containers that can be easily exchanged every six months for maintenance and cleaning. Furthermore, the humidification system is certified annually during operation according to VDI guideline 6022, sheet 6. "We have absolutely no maintenance to do. Wisag coordinates the replacement of the containers for us every six months. This ensures the system is always state-of-the-art and safe. The VDI certification guarantees us hygienically sound humidification at all times," confirms Klaus Heubach. The indoor climate has noticeably improved for employees since the humidifiers were installed. Especially in winter, the air is now perceived as pleasant and fresh. Klaus Heubach has not heard any complaints about excessively dry air since then: "Choosing this humidification system was the right decision. It is ideally suited for professional retrofitting and highly recommended for our application."

"We have no work at all with maintenance. Every six months, Wisag coordinates the replacement of the containers for us. As a result, the system is always up to date and safe. The VDI certification gives us the guarantee that we always operate hygienically perfect air humidification."
